Report a problem with your landlord
If your landlord has treated you unfairly, such as by discriminating against you, making threats, charging an excessive deposit, or overcharging for service costs, you can make a report. This is free.

Who is it for?
You can report a problem with your landlord or letting agent if:
- You are looking for a private rental home (not from a housing association).
- You rent a home from a private landlord or a rental agent. A rental agent helps people find homes from private landlords.
- You are an employee from abroad (migrant worker) with a worker-tenant agreement. You are working and are housed by an employment agency.
Do you rent from a housing association? Then report your problem to the association that rents the house to you. They will handle the problem.
What problems can I report?
The landlord:
- discriminates against you
- threatens or scares you
- asks for too much deposit (more than 2 months' basic rent)
- does not provide a written rental contract
- does not make a rental agreement separate from the work contract
- does not give written information in a language the (foreign) worker understands
- does not give clear information about:
- your rights and responsibilities when renting the home (that are not in the rental contract)
- the amount of the deposit and when you will get it back after the rental contract ends
- how to contact the landlord
- the contact information for the reporting point for unwanted rental behavior
- the service costs: you must receive a complete overview of the costs. The landlord can only charge service costs allowed by law (Civil Code, articles 259 and 261 of Book 7).

- asks for mediation fees
What you need
You will need to provide the following information in the form:
- your name, address, phone number, and email address;
- details of the landlord or rental agent you are reporting;
- the address, if it’s about a home you are renting or want to rent;
- a description of the situation, with photos and attachments if possible.
You can also fill out the form anonymously.
After your report
You will receive a confirmation of your report. The municipality will review your report as soon as possible. It is not always possible to update you about the process. If your report shows that the rental does not follow the rules, the municipality can require the landlord to rent the home according to the rules or fine the landlord. If the situation is not urgent, the municipality will check the report at a later time.

If you do not rent according to the rules
If you, as a landlord, do not follow the rules, the municipality can give you a warning or a fine of up to €22,500. If you break the rules more often, the fine can increase to €90,000. If this does not help, the municipality can take over the management of the property. This means you will no longer be allowed to rent out the home yourself.
